Arrivals & Departures: Check in Time: 2:00pm Check Out Time: 12:00pm

Hours of Operation: 8am-5pm

No electricity deposit is required for monthly reservations. RV lot fees include electricity, and we ask that you use electricity responsibly to help conserve energy and maintain fair pricing for all guests.  Please ensure that electrical outlets and appliances are turned off when not in use.  Excessive energy consumption at a site may necessitate an increase in lot rental at that site.

General Rules:

• Bentley Ranch requires proof of income and reserves the right to conduct background checks on any guest staying 30 days or more. 
• No sub-letting or commercial use of RVs allowed.
• Trash must be bagged and placed in the provided dumpster up front. Cigarette butts must be disposed of and not thrown on the ground.
• We spray common areas, but you are responsible for your own pest control around your space area. 
• Fireworks, discharge of firearms, abusive language, disruptive noise or illegal conduct of any kind are all strictly prohibited.
• No refunds are offered for early departure. No guarantee of a refund is implied or stated. Any refund is at the sole discretion of the management.
• We have day shift and night shift guests staying with us, so please be respectful of each other’s quiet times. Quiet hours are 10:00 pm to 8:00 am.
• Your mail is delivered to the mailbox at the street and brought to the office. You are responsible for collecting your own mail. Packages delivered to the office will be left on the front porch for you to pick up. We do not forward mail.
• The speed limit in the park is 5 mph. Parking is allowed in designated parking areas only.
• Management reserves the right to refuse or discontinue service/admittance to any person at any time, for any reason, including but not limited to the condition and/or type of RV.
• All rights granted to registered guests at the Bentley Ranch Park may be revoked at any time.
• Under no circumstances should you consider yourself a tenant with a lease.      Payment for sites is entirely for services rendered under a host/guest arrangement.
• Monthly Resident Fee is due on the 1st day of each month. A late fee of $50 will be assessed on the 5th day"' if payment has not been received.

Pets:

• For your protection and the protection of others, pets must be leashed at all times, and not left outside unattended at any time.
• Animals must be cleaned up after and their waste properly disposed of.
• Pets deemed vicious, disturbing, or aggressive by management will not be permitted to enter the park.
• You may be asked to leave if your pet makes excessive noise or is aggressive toward people or other pets.

Sites:

• 1 RV per site, 2 registered vehicles per site. Any additional vehicles, trailers, etc., will need management approval.
• 2 adults per RV, maximum guests per site is 4. All guests must be registered with the office. An additional $100 per person for any additional guests staying 5 days or more in any 30-day period.
• Outdoor items should be neat and orderly, and out of the way of lawn maintenance.
• Any alterations or additions to your site (such as decks/patios/fences) must have prior approval, and you must break it down and take it with you when you leave.
• No tents or pop-up trailers are permitted for monthly stays.

Safety and Security:

• If you have a medical emergency, call 911. Be prepared to give them your address and site # which is 2575 County Rd 197, Alvin, Texas 77511 at the Bentley Ranch RV Park.
• If you have a non-medical emergency (such as a water leak or power outage), call 713-248-1063
• Children are to be supervised by an adult at all times while outside.  Parents/guardians are responsible for all actions of their children/grandchildren and their visitor’s children.
• BBQ/Fire pits are to be used at your own risk. All fires must be attended at all times and extinguished completely. No burning of trash is allowed.

Liability:

• The Bentley Ranch RV Park and its owners, management, agents or assigns will not be held liable for any accidents, injuries, damage or loss of property by fire, theft, wind, flood, insects or acts of God. By accepting this reservation, guests waive, release, and discharge Bentley Ranch RV Park from all claims and liability for personal injury, accidents, property damage, or any other claim arising from the use of the rental/property.      Guests agree to defend, indemnify, and hold harmless Bentley Ranch RV Park from all losses, claims, expenses, and demands, including attorneys’ fees,      arising from the guests' use of the rental/property. Guests are responsible for the actions and safety of all persons in their group.

Cancellation Policy

Cancellations more than 7 days in advance of arrival will receive a full refund minus $25 cancellation fee.

Cancellations between 4 and 6 days in advance of arrival will receive a 50% refund.

Cancellations less than 3 nights before arrival will result in forfeiture of your entire payment.

Refund Policy

NO PRORATING OR REFUNDS for early departures.

Rule Violations: Refunds will not be granted if a guest is asked to leave the premises due to failure to follow the resort's Rules & Regulations or disorderly conduct.

Unforeseen Events: Refunds will not be issued for cancellations or early departures due to unforeseen events, such as natural disasters, pandemics, or other situations beyond the control of Bentley Ranch Rv Park.

Management Discretion: The Resort Manager or Owner reserves the right to assess and grant refunds on a case-by-case basis at their sole discretion. Exceptional circumstances may be considered, but the decision of the management is final.

By opting in to receive SMS messages from us, you agree to the following terms and conditions. Message and data rates may apply depending on your mobile carrier plan. Frequency of messages may vary. You can opt out at any time by replying STOP to any SMS message you receive from us; for help, reply HELP or contact our customer service.

Your consent to receive SMS messages is not a condition of any purchase. We are not responsible for any delays or undelivered messages. Please ensure your mobile number is accurate and up to date. We reserve the right to modify or discontinue the SMS service at any time without notice. By continuing to use this service, you acknowledge and accept any changes to these terms and conditions.
